Rendering costs and scope
Rendering costs in Wakefield: what changes the size of a job
No prices are published here, because no contractor's rates have been verified. What can be explained is why two render jobs on similar-looking houses can be very different in size. The items below are the ones that usually change the amount of work, roughly in the order they arise.

Access and how long the scaffold stands
Every elevation needs safe access, and access is often the biggest variable. A two-storey semi with clear ground on three sides is simpler than a house with a conservatory against the rear wall, a gable over a neighbour's garage or a side passage too narrow for standard scaffold. Sheeting adds to the scaffold but protects fresh render from rain and sun.
The time the scaffold stays up matters as much as putting it up. Multi-coat systems have waiting periods built in; K Rend's TC 15 instructions, for example, ask for a fresh base coat to be left at least 14 days before the topcoat. Bad weather adds more days.
How much comes off, and what is found behind it
A tap test shows how much render is hollow. Coating a sound wall, patching a few areas and stripping whole elevations are very different amounts of work, and stripped render has to be bagged and taken away. Pebbledash and dense cement renders are slower to remove than render that is already falling off.
Stripping then reveals the wall. Cracked lintels, bricked-up openings, soft joints and spalled brick or stone may need repair, and an uneven wall needs dubbing out before the base coat. Because none of this can be seen in advance, a clear quote prices what is visible and explains how anything found later will be measured and agreed.
The system, the details and the rules
A thin-coat silicone needs a meshed base coat, a primer and a topcoat, each with its own wait. A monocouche goes on in one thick coat but needs a suitable backing. A lime render is built in several coats and cured slowly. Then there are the details: beads at the DPC, corners and stop edges, new or extended sills, and every pipe, light and bracket that has to come off and go back.
Rules can change the job. Approved Document L treats re-rendering as renovating the wall, and where more than half of a wall or more than a quarter of the house envelope is involved, an insulation upgrade is expected if it is feasible; confirm with building control before the scope is fixed. In a conservation area, rendering needs planning permission, which adds time before work can start.
Common questions
Why are there no example prices?
No contractor's pricing has been verified for this site, so publishing figures would be guesswork. Comparing the scope line by line is more useful than a headline number.
What makes the biggest difference between two quotes?
Usually how much render each assumes will come off, how hidden repairs are handled and how much access each has allowed for.
