Wakefield rendering enquiries and property checks

This is a proposed rendering website for the Wakefield district. It is not a staffed local branch, and no contractor, travel area or appointment availability has been confirmed. The guidance applies to properties across the district, but whether any particular address can be served is still to be established.

Local checks before changing a wall

Wakefield Council lists 31 conservation areas in the district, from Ossett, Horbury and Newmillerdam to Pontefract and Castleford. In a conservation area, the national permitted development guidance says cladding a house with render or pebble dash needs planning permission. Three areas, Heath, St Johns and Whitwood Terrace, also have Article 4 directions; in St Johns the appraisal refers to one covering paint schemes.

Check the council's maps and property schedules for the exact address, not the street name alone. A neighbour's approval does not cover your house.

What to send when describing the job

Photographs from safe ground level are enough; do not climb or knock at height to get a better view. A note of any earlier repairs or the age of the existing render helps.

  1. Give the full address and say which walls need work.

  2. Send a wide photo of each wall and close-ups of cracks, hollow areas or stains, taken from the ground.

  3. Say what the wall is now: painted render, pebbledash, monocouche, stone or brick.

  4. Describe access: side passages, conservatories, neighbours' land or a pavement frontage.

  5. Mention planned windows, roof or extension work.

Homes, extensions and commercial buildings

State whether the work is on a house, an extension, a boundary wall or commercial premises. Larger commercial projects need their own discussion of design, access and programme, and should not be assumed to fall within the same arrangements as a domestic job.

Common questions

Does the site confirm that my postcode is covered?

No. Coverage, travel and the responsible contractor have not been verified. Availability for a particular address would need to be confirmed separately.

NHLE release 27 October 2026; December 2022 ONS boundary. Counts designation entries, not houses. A listing point does not define the legal extent of a listed property.

These records describe the area. A rendering survey still needs to establish the masonry, existing coatings and condition of your own walls. For a listed property or an address in a conservation area, check the proposed work with the responsible planning authority.

Local information

Housing, planning and access

Check the correct conservation boundary

Wakefield Council provides separate appraisals for Cathedral, Lower Westgate and Upper Westgate conservation areas. Use the property address to identify the relevant document before specifying a changed façade.

Wakefield Council: conservation areas ↗

St Johns has an additional check

The council identifies an Article 4 direction affecting St Johns. Read the direction and property schedule; its presence alone does not establish which alterations need permission.

Wakefield Council: conservation areas ↗

The district extends beyond the city centre

Horbury, Ossett and Newmillerdam have their own conservation-area entries. A Wakefield district address should not automatically be assessed using the city-centre appraisal.
